Let’s start with the pricing for the home. Prices do not get set in until you sign a contract with them which they force you to wait for them to finish everything up to selections before allowing you to sign anything on the home. Numerous price increases occur while waiting for the ability to sign the contract and lock in a price, putting pressure on you to sign a contract to stop the price increases. Because of the tactics used by Bay to Beach, I ended up having to pay 160% more than what I was originally quoted as roughly 2-3 months passed before they would let me sign anything. A whole 60% increase in price with the lingering threat of more price increases if I did not sign the contract led to further problems with this company. One of those very convenient price increases happened within a week of my supposed to signing and going to contract.
Throughout the process, I was promised multiple things regarding selections and what would be in the house. I made sure that specific things were being put into my house which, for unknown reasons, was conveniently left out of my contract. I was being helped by one person with the entire selection process, but that person quit the same week I had my selection meeting. This culminated in what I believe was a rush job done by the sales team to try and put together a contract based roughly on what I was looking for and left out key parts that I was promised throughout. While I am at fault for not triple checking my contract to make sure I was not being taken advantage of, which I unfortunately was, I must stress the fact that I was being pressured into signing after the continuous price increases that kept conveniently popping up. Alongside this, it has felt like we have not necessarily been taken as seriously as another first home buyer may have been. as someone who is younger than the average buyer, we strongly felt the pressure they were pushing our direction paired with the dismissal of our concerns during the process. A main concern that was ignored was if we would even be able to move in by the promised August 2022, which then became December 2022, and then February 2023. Constant pushbacks and a lack of understanding on Bay to Beach’s part hugely impacted the overall feeling of trust in the company.
The only redeemable part of this experience was the build quality of the house itself and by that, I mainly mean the framing. Outside of the framing of the house, it would appear that Bay to Beach solely relies on contractors for everything else. All the problems I have run into since moving in have been addressed by different contractors after different contractors rather than Bay to Beach itself. Even then, the bare minimum was done by these contractors to pass inspection by county codes. Just about everything so far has been disappointing when considering how much money went into the house by the end of things. It has been a long two years – versus our original 6-month estimate - for this entire process, and there is very little to be happy about with this company.
In summary, this company is a sinking ship and should be avoided. Every salesperson assigned to my case quit their job before I even settled on the home at one point leaving me without one for a month before settlement. The salespeople in general will take you for as much of a ride as they can possibly get out of you. Get every single thing they say in writing and never take their word for it. If you do decide to go to Bay to Beach, take your realtor with you or even a lawyer to make sure someone is there to represent you and what you want. Otherwise, you will find yourself in a miserable situation like myself. The customer service side was atrocious with one person implying legal threats over the contract due to them suddenly finding an invoice they mishandled and never gave to me right before settlement. Finally, after a large amount of money, they kept pressuring my family, and the house is not even close to being worth what it cost.
